Monthly invoicing for long-stay guests
Corporate guests on monthly stays expect a monthly invoice covering the full period, not a stack of nightly invoices. Dirs21's native invoicing generates per-stay or per-night documents. The CockpitMod Invoice Automation module generates monthly consolidated invoices for long-stay reservations, applying the correct VAT treatment for the stay jurisdiction and delivering them automatically to the corporate billing contact on the first working day of each month.
Corporate rate management for extended contracts
Aparthotel corporate contracts often involve monthly rate agreements, minimum stay commitments and volume discounts that escalate over the contract period. The CockpitMod Corporate Rate Manager handles tiered rate structures — rates that change based on cumulative nights in a period — which are not well-supported by Dirs21's standard rate plan architecture. Contracted rates sync automatically to Dirs21 to maintain rate parity with any other distribution channels in use.
Distribution to specialist apartment channels
Specialist apartment booking platforms such as Homelike, Spotahome and corporate housing sites address a distinct demand segment: professionals on extended assignments who prefer apartment-style accommodation. These platforms are not included in the Dirs21 default channel manager. Staffing for variable occupancy
Serviced apartment operations are more staff-efficient than traditional hotels per occupied unit, but scheduling is still driven by occupancy — housekeeping, maintenance and front desk requirements scale with apartment occupancy and the check-in/check-out pattern.
